    • How can I pay my taxes?

      Tax Payments may be paid online via the Borough's website at and using the link for online tax payments, or payment can be made with check, cash or money order by mail or in person at the tax office. Any open balances after December 31st of the current year are subject to our tax sale. Mail payments to: Tax Collector, 55 River Road, Edgewater, NJ 07020.

    • How do I change the name on my deed?

      A deed is an official document, recorded at the county level. A new deed has to be recorded to add or delete anyone from the official record of ownership. We recommend that you seek legal assistance from an attorney or title company specializing in property transactions. If you are listed as a Joint Tenant, no change is required but is recommended. You will need to bring an original certified copy of the death certificate to the Tax Assessor.

    • How do I file an appeal?

      Please call the Tax Assessor's Office at 201-943-1700, ext. 3140 with all appeal questions.

    • I’m moving, what arrangements must I make?

      Please call the Tax Office at 201-943-1700, ext. 3139 to schedule a final meter reading. Final readings must be requested at least 72 hours prior to settlement. Additionally, the Tax Assessor’s office will need to be contacted at (856) 456-6934.

    • Is there a Senior Citizen discount?

      Yes, the Borough of Edgewater gives a Senior Citizens discount to those who qualify. For more information, please call the Tax Office at 201-943-1700, ext. 3139.

    • Tax Sale Information Borough of Edgewater

      A tax sale is held in November of each year for unpaid prior year taxes and utilities. The tax sale list is advertised in the legal section of the local newspaper, a weekly paper available on Thursdays. All payments must be made with certified checks, cash, money orders or wire transfer. Tax Sale Lists are ready usually the first week of January. If you would like the list emailed to you in Excel format, send an email requesting it to Include your first and last name or company name in the request. Information regarding the annual tax sale can be found in NJSA 54:5-19 ETC. The New Jersey statues may be found at your local library or online at A tax lien DOES NOT give you the right to trespass or take possession of the property. That is done through the foreclosure process. We urge you to know the tax sale procedure and research any property before you make a bid.

    • What if I have a lien on my property and want to pay it off?

      Please call for a redemption figure with a date that we would receive the payment, along with the block, lot, and lien number. This payment must be certified funds, cash or money order.

    • What if I want to change my mailing address?

      Mailing address change requests must be made in writing and signed by the property owner and must include the block and lot and reason. It should be sent to: Tax Collector, 55 River Road, Edgewater, NJ 07020.

    • When are tax bills mailed?

      Tax bills are mailed out once a year late June or early July. New bills are not mailed when there is a change in property ownership. You must contact the Tax Office at 201-943-1700, ext. 3139 and request a bill. You can also go online and query the bill for your property.

    • When are tax payments due?

      Property taxes are billed in the Borough of Edgewater on a calendar year, January 1st to December 31st. The first quarter covers January – March, the second quarter covers April – June, the third quarter covers July – September, and the fourth quarter covers October – December. Payments are due in the middle of each quarter or February 1st, May 1st, August 1st, and November 1st. There is a 10 day grace period. On the 11th day, interest is calculated back to the 1st day. If the 10th falls on a weekend or legal holiday, you have until the next business day to make the payment. We cannot accept postmarks. Failure to receive a tax bill does not exempt you from paying taxes or the interest due on delinquent taxes.

    • When will I be billed for any improvements done to my property?

      You will be sent a letter from the Assessor after the improvement has been issued a Certificate of Occupancy. The letter will advise you of the additional assessed value due and year(s) are involved. The new assessment will cause additional bill(s) to be issued. The bill called an added assessment bill will be sent out in October and is due November 4th of the current year and February 1st and May 1st of the following year. The added bill must be combined together with your original tax bill that was received in June. When the new bills are generated the following June, all taxes will be combined into one bill.
